LOCATION:  From Plymouth, Nebraska, go 7 miles west to 571 Av and then go 2 miles south.  Or from Fairbury, Nebraska, go 9 miles north on Highway 15 and 3 miles east.  Directions are to the southeast corner of the farm.  Please note that the name in Farm and Home Publishers plat map is incorrect.

 

LEGAL DESCRIPTION:  The Southeast Quarter (SE ¼), Section Thirty (30), Township Four North (T4N), Range Three East (R3E) of the 6th PM, Jefferson County, Nebraska.  Subject to easements and restrictions, whether of record or not.

 

GENERAL DESCRIPTION:  This nearly level to slightly rolling farm contains approximately 160 acres of farmland, 155.21 acres of cropland and balance is waterways, site and road.  Approximately 98% of soils on this farm are Crete Soils.  The Zimmatic electric center pivot, well head, and motor is about 3 years old.  The well is rated by the NRCS at 2,000 gpm and 130 feet to pumping level.  The well registration number is G-047750 and it was drilled in 1975.  Access is provided by a gravel county road on the south and a dirt road on the east.  About the east half was in soybeans and the west half was in corn for this crop year.  There is an 8,000 bushel grain bin on the south side of the farm with a drying floor.  The owner and tenant do not know if the drying equipment is functional.  Base acres and PLC Yield are as follows:

INSPECTION:  The farm is open for inspection any time, please be respectful of any crops the tenant may have on the property.

 

TAXES:  2019 and all prior years taxes are paid by the Seller.  2020 taxes and subsequent years are solely the responsibility of the Buyer.

 

MANNER OF SALE:  The price for the farm shall be in dollars per acre times 160 acres

 

TERMS:  A non-refundable down payment equal to 10% of the purchase price shall be paid down the day of the auction upon signing the purchase agreement with the balance being due on or before December 31, 2019.  Abstract & Title, Inc. shall provide the title insurance and conduct the escrow closing.  The cost of title insurance and escrow closing shall be shared equally between the Buyer and Seller.  Any lender policies or lender required endorsements are the responsibility of the Buyer.  The property is not being offered subject to financing and is treated as a “cash” sale.  Please make loan arrangements prior to the auction and be prepared to buy.  Any inspections needed by the Buyer must be completed prior to the auction.  The property is sold “AS IS, WHERE IS”, with no warranties or guarantees of any kind made by the Seller or their agents AND subject to 24 hour Seller confirmation.  Schultis & Son, Inc. are agents of and represent the Seller in this transaction.
