LOCATION TO ALL TRACTS:  56990 712 Road, Fairbury, NE.  From the Junction of Highways 15 & 136 at Fairbury, Nebraska, go East on 136 1/4 Mile, Turn Right on to 569 AV and Then Turn Left on to 712 Road and go 1 & ¼ Mile East to Tract 1.

 

TRACT I

157 +/- ACRES FARMLAND
(LESS BUILDING SITE)


LEGAL DESCRIPTION: The NE ¼ of Section 13, Except Fraction (Tract 1), Township 2 North, Range 2 East of the 6th PM., Jefferson County, Nebraska.

GENERAL DESCRIPTION: This tract consists of about 157 acres. FSA records show there are 99.45 acres of dryland cropland and the balance is pasture. 45.77 acres are classified as NHEL. Topography ranges from nearly level to rolling. Soil types are approximately 39.8% Crete, 2.7% Geary, 19.4% Hastings, 1.6% Judson, 32% Morrill, 1.4% Nodaway, 1.4% water.

FSA DATA: DCP crop data is as follows: Corn - 45.82 Base Acres, 106 bu. PLC Yield; Soybeans - 45.82 Base Acres, 34 bu. PLC Yield.

TAXES: 2021 ESTIMATED taxes would be $6,719.58 based on the current valuation and mil levy.

 

TRACT II

82.38 +/-ACRES


LEGAL DESCRIPTION: The W ½ of the NW ¼, (82.38 Acres) Section 18, Township 2 North, Range 3 East of the 6th PM, Jefferson County, NE

GENERAL DESCRIPTION: This tract is a nearly level to slightly rolling dryland farm. According to the FSA, there are 32.56 acres of cropland and the balance is pasture. There is a working livestock well on the old building site. Soil types are about 9.6% Crete, 4.7% Judson, 69.7 Morrill and 16.1% Nodaway.

FSA DATA: DCP crop data is as follows: Corn - 16.28 Base Acres 106 bu. PLC Yield; Soybeans - 16.28 Base Acres, 34 bu. PLC Yield.

TAXES: 2020 taxes are $2,604.38.

 

TRACT III

BUILDING SITE (3+/- ACRES)


LEGAL DESCRIPTION: A Fraction of the NE ¼, Section 13, Township 2 North, Range 2 East of the 6th PM, Jefferson County, Nebraska. Containing approximately 3 acres (Building Site).

GENERAL DESCRIPTION: This property consists of 3 acres and includes the buildings. There is a 1,164 square foot, 3 bedroom, 1 bath dwelling, several other older farm buildings, and grain bins located on the premises. A domestic well provides water for this tract. All improvements are “AS IS”.

TAXES: ESTIMATED 2021 taxes would be $1,201.61 based on the current valuation and mil levy.

 

TERMS FOR ALL TRACTS

WATER & MINERAL RIGHTS: Any mineral and water rights owned by the Seller will transfer to the Buyer.
INSPECTION: The ground is open for inspection with respect to the livestock. The house and building site are available for viewing by appointment only. Contact Aaron Schultis at 402-300-0316 to schedule an appointment at least 24 hours in advance. Seller and Auction Company are not liable for accidents or loss during inspection.
TAXES: Seller to pay 2020 and all prior years taxes. Buyer shall be responsible for 2021 taxes.
MANNER OF SALE: All tracts will be sold by total dollar amount, NOT dollars per acre. The tracts will be offered individually and will not be combined. The sale of all 3 tracts is subject to 24 hour confirmation by the Sellers.
POSSESSION: Buyer shall receive possession of the cropland on closing. Possession of the pasture, livestock lots, & building site will be granted to the Buyer on May 1, 2021.
PAYMENT: A non-refundable earnest deposit of 20% of the purchase price will be due upon signing the Purchase Agreement the day of the auction. The balance shall be due in the form of certified funds on or about March 19th, 2021. The farms are not being sold contingent on loan approval. Make all financial arrangements prior to the auction and be prepared to buy.
TITLE & FEES: Abstract & Title, Inc. shall provide the title insurance and conduct the escrow closing. The cost of title insurance and escrow closing fees shall be shared equally between the Buyer and Seller. Any lender’s policy or endorsements shall be the expense of the Buyer. Seller shall pay for the survey on tract III.
PROPERTY CONDITION: The property is sold in “AS IS” condition with warranties, inspections, repairs, or treatments provided or paid for by the Seller or Real Estate Firm. Buyers are encouraged to do their due diligence.
