REAL ESTATE TAX: The 2016 gross real estate tax for this tract is $2,681.76.
INFORMATION FOR BOTH TRACTS
MINERAL & WATER RIGHTS: Any mineral, water, or wind rights owned by the Sellers will transfer to the Buyer.
INSPECTION: The ground is open for inspection with respect for the tenant’s crop.
POSSESSION: Full possession will be granted March 1, 2022.
TAXES: Seller shall be responsible for the 2021 taxes. All prior years’ taxes have been paid by the Sellers. The Buyer will be responsible for all subsequent years’ taxes.
MANNER OF SALE: The property will be sold by dollars per acre times the number acres. The tracts will be offered individually and will not be combined.
TERMS: An earnest deposit equal to 20% of the purchase price shall be paid the day of the auction upon signing the purchase agreement. The balance shall be paid on closing which will be on or about December 6, 2021 in the form of certified funds. Title insurance and escrow closing fees shall be shared equally between Buyer & Sellers. Any lender’s policy or required endorsements shall be the expense of the Buyer.
